If you are
thinking of selling or letting your property we would be pleased
to provide a free valuation and marketing appraisal. There is
no obligation, and should you decide to sell we work on a "No
sale - No fee" basis.
We will be willing to help you in any way that we can, for example
if you are undecided whether to sell or let your property we
can give you honest advise on the pro's and con's of both options.
As we are an Independent Estate Agents we can give a personal
service, and work to suit your needs.
*Please note that there
is a fee if a written valuation / report is required (for probate,
matrimonial or similar).
ADVERTISING
All of our properties are advertised
on our website which is up dated on a regular basis, and also
in our weekly advert in the local newspaper 'The Advertiser'.
We produce fully coloured details of each property with excellent
colour digital pictures external and internal where appropriate.
We also have window displays of each property within our office
so customers can see what we have to offer outside of office
hours etc.
The Advertiser - Is a local free paper which includes
all of the Estate Agents properties in plus information about
Great Yarmouth and local news. This paper is delivered to Great
Yarmouth, Gorleston, Bradwell, Belton and other surrounding areas.
Our advert is fully coloured and contains pictures of each property
with some internal is appropriate.
Website - Our website is an independent site.
It can be accessed all over the world is up dated every week.
It is fully coloured and contains detailed descriptions of each
property with all pictures included within the printed details
accessed from our office.
Window Displays - Has fully coloured window displays
of properties with a brief description. We have window displays
at the front of our office and inside on the walls helping customers
out of office hours to see what we have to offer.
Mailing List - If a customer comes into the office
etc, and requires a certain property that we may not have available
at the present time, we offer to put their details on our mailing
list which Is fully up dated every day. This helps the customers
who are looking for certain properties to get the right information
and properties as soon as come available so they do not wish
out on the chance of finding their dream property.
RENTAL
PROPERTIES
If you are
thinking about renting out your property, we also offer 2 main
services:
1) Finding
a tenant - £125 plus VAT and 11% of the first months rent
-
This service includes us advertising the property with colour
picture details, in the local 'Advertise' Paper, a coloured window
display in our office and a description on our fully updated
website. We ask all prospective tenants to fill out an application
form (This is for us to send away for references from their employers,
landlords, characters and a bankers reference). After we have
received all references, we will then draw up a tenancy agreement
between yourselves and the tenants and carry out an inventory
of the property before they take possession. We will then hand
over the property to the new tenants. Before they take possession,
we do require the deposit plus the first months rent in advance.
2) Full
management of the property and finding a tenant - £125
plus VAT and 11% of each months rent -
All of the above plus - We carry out regular inspections on the
property. If there are any problems within the property, we will
contact our local contractor to carry out the work as soon as
possible with your consent. The tenants can come into our office
and pay their rent by cheque or cash or they may set up a direct
debit so it gets transferred every month into our client account.
We will then forward the remainder of the money to you, after
subtracting our fee and any other costs.
You can be as much involved as possible with the property or
as little as possible with the property. Unless you wish to,
we will handle any problems etc that the tenant has and we will
not pass any of your information on to them if you do not wish
us too.
After the first 6 months tenancy agreement has expired if you
agree, we will then offer the tenants to renew their agreements.
We offer a
range of books explaining about insurance for landlords and tenants
and protection which is produced by Home Let. We also give all
tenants when moving into a property a package containing local
numbers (emergency numbers etc) and information about what to
do in an emergency and about different situations that may come
up whilst they are renting the property. These packages are produced
by the local Police Service.
We have also
produced a welcome pack for all tenants, giving them advice on
what stages to go through for different situations, useful numbers,
and what we do if they
E. g. Are in
arrears with their rent
And also make
them aware of the landlord's options in different situations.
